Have you ever thought of re-imagining Richardson? At the Final Public Involvement Session on November 8, the study team showed images of possible redevelopment scenarios for three key locations in the Main Street/Central Expressway Corridor—Spring Valley at Central, Belt Line at Central, and Main Street.

 

Catalyst Site 1: Northeast corner, Spring Valley at Central (view without skybridge)

  • Fossil building to the left just out of view
  • Frontage of the property on the south side of Spring Valley developed for retail/restaurant, hotel, office, mixed-use including residential; parking structure to serve adjacent uses
  • North of Spring Valley, existing Comerica bank near the center of the image is converted to a mixed use building with retail/restaurant/office on the ground floor and residential above
  • Additional development north of Spring Valley includes retail uses along the roadway, a multi-story office building and a parking structure to support the increased development
  • A major open space feature acts as a focal point for the development
  • A new roadway north of the parking structure improves access to Central Expressway
  • Landscaped street edges along Spring Valley with trees, wider sidewalks, lighting and street furniture

  • Same combination and location of uses as in the previous view, but with an elevated bridge connecting the second level of the parking structure on the south side of Spring Valley to the second level of a retail/office building on the north side
  • Provides better connectivity and safe passage for pedestrians across Spring Valley Road and the tunnel
 

Catalyst Site 2: Northwest corner, Belt Line at Central (southwest corner along the left side of the image)

  • Office and/or mixed-use development on the north side of Belt Line oriented around a major open space element (in the current location of Ruth Young Park) at the intersection
  • Townhomes as a transitional use between the commercial activities along Belt Line and the existing neighborhoods further north
  • Redevelopment of the southwest corner of Belt Line/Central along the left side of the image, radiating from a new open space at the corner
 

Catalyst Site 3: Main Street (looking east from approximately McKinney Street)

  • Expanded Main Street roadway with driving lanes, provisions for cyclists, on-street parking and a new landscaped median between Greenville Avenue and the DART line
  • Wider sidewalks, street trees, lighting and street furniture
  • Road widening takes place primarily on the south side of the existing street to allow certain desirable buildings on the north side to remain, if desired
  • Buildings in this particular section of Main Street retain the existing one- or two-story height; areas beyond have the potential for greater height
